Independence Landing Eligibility

Independence Landing is a 501(c)(3) non-profit affordable housing community with amenities for individuals with intellectual and/or developmental disabilities.  As such, we are required to follow laws and rules set forth in Florida statute regarding income eligibility and definitions of disability.  Additionally, the Florida Housing Finance Corporation, which provided tax credit funding for the construction, requires each entity providing housing to individuals with intellectual and/or developmental disabilities to have contracts with an independent experienced housing property manager and a supported living services provider to ensure appropriate supports and resources are made available to residents.

Step 1

Schedule A Tour

Taking an on-site tour of Independence Landing is a critical first step.  This allows you and your loved one to experience firsthand the environment, atmosphere, and available amenities. It provides an opportunity to assess whether the community aligns with your needs and expectations, and helps you get a feel for the level of support, accessibility, and overall quality of life that the space offers.

An on-site tour also allows you to meet staff members, ask questions, and observe the daily activities, ensuring that the community feels like the right fit before making a commitment. It’s an important step in making an informed decision about where you or your loved one will live.

Step 2

Independent Living Assessment

After you’ve taken the tour, the next critical step in our process is the assessment. This is our opportunity to meet with prospective residents, understand their independent living needs, and determine whether they are a good fit for Independence Landing. This is an interview-style assessment where we’ll ask some basic questions in a comfortable, relaxed setting.

All applicants are required to pay the $200 assessment fee in order to be considered. The preferred method of payment is by check on the day of your assessment made out to Specialized Supports. Independence Landing will coordinate the assessment appointment between the prospective resident and Terry Bishop, our on-site Services Director.

All assessments will be done at Independence Landing located at 3025 Schoolhouse Road, Tallahassee, FL. Virtual assessments are available, but in-person is preferred.

Note: During this assessment, potential applicants should be prepared to share if they are currently working with a Medicaid Waiver Support Coordinator (WSC) or if they plan on paying privately for our on-site support services.

Once the assessment is complete and if criteria is met, the potential resident will be added to our Interest List. At this time we are at 100% occupancy and do not have a way of providing a timeline for openings. However, potential residents are encouraged to complete an assessment and join the Interest List as quickly as possible.

Once a referral for an opening is made, the Potential Resident will be connected with our Community Manager (RAM) to begin the leasing application process.

Step 3

Leasing Application Process

Independence Landing has contracted with Royal American Management, Inc. (RAM) for the management of apartment operations, including, but not limited to, apartment leasing, maintenance, and determining income eligibility. The Leasing Application Process can take 30 – 90 days.

Independence Landing is not designed for residents who require 24/7 support and/or care. Independence Landing is also not designed to control friends and relationships, dictate lifestyle decision-making, restrict eating, wellness, or other lifestyle decisions.

Step 4

Resident Services Agreement

Independent Living Services and Supports

Independence Landing has contracted with Specialized Supports, Inc. to provide supported living coaching and other services and supports to our residents.  

Following the Agency for Persons with Disabilities (APD) guidelines, support services for our residents is defined as: providing training and assistance services to help our residents live independently in their own homes or apartments. A support services provider may provide support with home maintenance, budgeting, meal planning, community integration, and other areas of daily living. Additionally, these providers offer 24 hours a day, seven days a week emergency response services for their clients.

SS will provide services to all residents paying privately for $1200/month.

Individuals who are receiving Medicaid Waiver funded services can select Specialized Supports and Services, Inc. (SSS) or another certified MedWaiver  provider of their choice.

Activities and Programming

Additionally, in order to create the Independence Landing lifestyle, SS provides an array of recreational on-site and off-site activities, as well as, transportation to shopping and community events. These enrichment activities provide residents with many opportunities for social engagement, community participation and exploration, recreational and leisure pursuits and much more. These activities and outings are a key factor in what makes Independence Landing different from other apartment complexes. 

The Activities and Programming Fee is included for all private paying residents.

SS will provide activities and programming for MedWaiver residents for $300/month.

Step 4
